TS26-1 Building Construction Cost Estimation
Keywords:
COST ESTIMATION, BUILDING CONSTRUCTION COSTS, BUILDING CONSTRUCTION COST ESTIMATIONSynopsis
A magnificent design vision on paper will never materialize without a reliable financial roadmap. Amidst the dynamic nature of the modern construction industry, the role of an estimator has evolved far beyond that of a mere mechanical "number cruncher." This book serves as a primary reference for cultivating the mindset of a professional estimator—one who is critical, systematic, and adaptive in processing technical data and mitigating the risks of financial uncertainty in projects.
The discussion in this textbook presents a step-by-step guide covering phases from planning to project scheduling (Chapters 1 through 12), systematically leading the reader through four key pillars:
• Pillar 1: Conceptual Foundations & Document Review (Chapters 1–4) – Examines basic estimation concepts, professional ethics, and techniques for identifying project tasks (based on Detailed Engineering Designs and Technical Specifications) using the Work Breakdown Structure (WBS), as well as assessing the impact of legal regulations, environmental factors, and occupational health, safety, and environmental management systems (SMK3L) on the project budget.
• Pillar 2: Accuracy in Quantity Analysis / Take-Off (Chapters 5–6) – Provides practical guidance on precisely calculating volumes for earthworks and substructures (foundations), followed by superstructure elements (columns, beams, floor slabs) and architectural infill components (walls, door/window frames, roof framing).
• Pillar 3: Resource Requirement Calculations (Chapters 7–9) – Covers techniques for projecting actual on-site material needs by calculating waste factors and analyzing labor requirements (Man-Days/HOK) based on productivity rates, as well as calculating productivity, operating costs, and rental rates for heavy equipment. • Pillar 4: Cost Synthesis & Time Integration (Chapters 10–12) – A methodology for formulating Unit Price Analyses (AHSP) based on Ministry of Public Works and Housing (PUPR) guidelines, incorporating profit and overhead, compiling a detailed Cost Budget Plan (RAB), and aligning this physical budget with the time dimension through Bar Chart scheduling and Critical Path analysis.
